Avoid Top Service Property Management at All Costs
I'm writing to express my outrage and disappointment with Top Service Property Management. Today, Natalia from the company visited our property to inform us that our car needed to be moved. Despite our assurance that it would be relocated, she threatened to have it towed – ironically, just before the holiday season.
What's even more appalling is that the main water valve servicing all units was stolen two days ago, and as of today, no effort has been made to repair or replace it. This has left unit owners without access to water.
It's clear that Top Service Property Management prioritizes lining their pockets with kickbacks from tow companies over fulfilling their basic responsibilities as a property maintenance company.
If you're considering hiring Top Service Property Management, I strongly advise against it. Their incompetence and lack of concern for residents' well-being make them the worst property management company I've encountered.
Zero stars, and a strong warning to potential clients: stay far, far away from BTop Service Property Management.
I don’t ever have the motivation to write reviews unless a business is fantastic, or absolute garbage. They started out good for a month, so they get a star for that. Good communication on my move in. Unfortunately, if you have any issues that they don’t feel like dealing with, they will ignore your emails. If you call, they say the person you need is unavailable but to send a email. Very unprofessional and untrustworthy company. They required me to get a plumber to inspect water damage in my unit from a leak that happened when my house was empty for a week, and to provide a report from the plumber. After the plumber reported my plumbing lines were not the cause, they sent a roofer to check the roof. They told me different information than the roofer told me. And they said he did not send a report! What licensed roofer doesn’t send a report? Then the roofer’s secretary told us the roofer did the inspection as a “favor” for the association and that many residents in the complex have the same issue. I requested they send a structural engineer to check large exterior cracks in the building that the roofer suspects are letting water into the building. They ignored that email. I sent a follow up email a week later - ignored. Associations are not perfect by any means, but the company whose responsibility it is to be the middle man should be prompt, honest communicators. They couldn’t even reply to my emails with “no, we don’t have an update.” Or “no, we will not send a structural engineer.”
Again, all very untrustworthy and unprofessional. I do not recommend living in any complex that they manage. The sad thing is I have only lived there for 2 months and this was my first experience of how they deal with issues. The silver lining is I read a notice saying the association is dropping this company this month.
TSPM, if you reply to this, please don’t say that you’re sorry I feel this way. Don’t be sorry, be better.
Top Service Property Management definitely deserves 5 stars!! Mabel and her team helped me with all the necessary documents to purchase my condo. They answered the phone every time and responded quickly to my emails. I really hope they continue to gain new properties to manage, so other people can also benefit from their positive attitude and professional service.

As president of a community it is very difficult to manage over 250 homeowners. Top Service Property management has been fundamental in assisting us with this process and is always willing to go above and beyond to help our board. Very satisfied with their service this year. Looking forward to many more years. Thanks to all of the office staff specially, Claudia, Natalie and Mabel are amazing.
